Service Apartments in Gurgaon

Manoj Kaushik lives in Bangalore. He is working with a leading Information Technology company in India. The company has offices in various cities across India including in Gurgaon in Delhi NCR region. Manoj is working on a SAP implementation program for a leading Indian bank. He had to visit the client office in Gurgaon for implementation and maintenance of the SAP modules. It was a 3 months assignment with the possibility of extension. Manoj was excited to work on this challenging project. He was also keen to explore the national capital region including Gurgaon.

However, he was concerned about finding the right accommodation for these 3 to 4 months. Most property owners or landlords do not rent their apartments for such a short term period. Manoj’s supervisor and the administrative manager proposed 3 solutions. One was to stay in a traditional hotel. And the second one was to stay in a guest house. And the third option was to stay in one of the Service Apartments in Gurgaon. They evaluated all three options carefully based on pricing, availability, and connectivity. Finally, Manoj had to contend with the idea of staying in a guest house for 3 months.

Why did they choose the Guest House as opposed to staying in a hotel or a service apartment in Gurgaon? Let’s explore:


Options available:


Hotel:

There are many five stars and three stars hotels in Gurgaon. However, the prices of single room in these hotels vary from Rupees 4000 a night to Rupees 10000 per night. Even if Manoj and his admin manager had chosen to stay in a 4000 Rs/night hotel, they would have incurred a cost of Rs 360000 plus service taxes. Additionally, cost of food and laundry services would have made the stay in a low range hotel very expensive. And moreover, all one gets in a hotel is 200 square feet room and that would have made Manoj’s stay in a hotel for 3 months extremely tight.

And since the project had large team, sending more employees from Bangalore to Gurgaon for the project would have meant that the company had to book new rooms in the hotel. This would have raised the costs to soaring levels.

Guest House:

A typical guest house is built on a 500 + square meters of land. There are about 3 floors in a typical guest house in Gurgaon. A total of about 12 to 16 rooms are available in the guest house with a helpdesk. The size of each room is normally 150 to 200 square feet. Gurgaon has fair number of guest houses on MG Road, Sohna Road, Golf Course Road, DLF City Phase 1, 2, and 4. A guest house is normally charging Rs 2000 per night to Rs 3500 per night based on the location. Manoj had chosen to stay in Rs 2200 per night guest house on Sohna Road in Gurgaon. What it means is that net billing for 3 months would be Rs 198000. Food and laundry costs would be extra.

However, Manoj’s company had to book another room in the same guest house. And therefore, total cost of stay for 2 people came out to be Rs 396000 for 3 months.

Serviced Apartment:

As the name suggests, a service apartment is a fully furnished apartment in a gated housing complex. The apartment is serviced by the hospitality or service apartment management company. Servicing usually means; providing all the facilities that are available in a typical hotel room or the guest house. A service apartment can be a Studio, 1BHK, 2BHK, 3BHK, 4BHK, or a 5BHK apartment. In addition to a single room that one gets in a hotel or a guest house, a service apartment also offers hall/drawing room and a furnished kitchen.

Moreover, since the apartment is part of the large gated housing complex, there are several other amenities available. Amenities such as swimming pool, clubhouse, garden, security, power back-up, and sports areas are available in most modern day gated housing complexes.

Due to lack of time, Manoj and his admin manager could not find the desired service apartment in Gurgaon. A service apartment in Gurgaon typically starts from 2200 Rs / night for a studio apartment, Rs 4500 per night for a 2BHK apartment and so on. What it means is that a serviced apartment in Gurgaon is available in the same price as that of a single room in a guest house.
